When you make the downpayment for a beach villa, you are obligated to buy and fulfil all corresponding payments.

After construction
The chosen villa and plot are registered to name. Legal costs for the transfer are for the client.
The Coco Beach Resort has the first right of purchase. The client receives a market-conform price from the Developer.
The purchase date is registered as date of registration of the property to name in the Public Register of Panamá.
When the client finds another buyer, it needs to be approved by the Developer.
The Coco Beach Resort charges 2% on administration plus lawyer fees on the transaction of sales process.
A chain clause is included in the contract. A new beach villa owner, will commit to the same conditions.
Design and furniture pack
Owner is not allowed to change, remodel etc. the beach villa.
The Coco Beach Resort furnishes, decorates and maintains all the beach villas in the same style.
A furniture pack is included in the sales price.
Gardens are fully decorated. The owner is not allowed to make any changes.
Rental conditions
Client needs to comply with The Coco Beach Resort rental conditions.
Client cannot rent the villa out himself, nor via Airbnb or any other platform.
Private use for 2 weeks per year without an extra cost, high season excluded.
Special price when client enlengthen stay for a 25% rental rate of that period. No commission on that period.
Discounts and special rates are only applicable when there is no discount already in place.
General conditions
ROI is paid quarterly. Profit sharing is paid annually.
HOA fee will be deducted from profit.
HOA fee includes maintenance of the private garden
All other costs like; maintenance green areas, social / communal areas, beach area, electricity, water and internet usage visitors, major maintenance, insurances etc. are for cost Developer.
Furniture pack included and for cost Developer. Renewal of furniture when necessary for expense of The Coco Beach Resort for the first three years.
